SA’s largest builder,
Hickinbotham, will tomorrow unveil a unique $100 million
masterplanned housing development, Barossa Estate, at
Nuriootpa – the last major parcel of Barossa land
approved for residential development.
Recognising the importance
of constructing homes in sympathy with the heritage and
natural environment of the region, Hickinbotham has
created a new style of development and invited
outstanding planners, architects and designers to
collaborate in creating an estate that reflects the
area’s unique character.
Set on prime land on the
banks of the Para River, the estate off Research Road
features majestic 100-year-old gum trees and is
surrounded by farmland.
Hickinbotham managing
director Michael Hickinbotham appreciated that the
company had an opportunity to create a different style
of development that captured the character and natural
landscape of the Barossa in a contemporary way.
“After talking to Barossa
locals, the overwhelming message we received was that
the community wanted the area to grow but in a way that
retains its heritage and unique character,” he said.
Hickinbotham’s design team
set out to understand what made the Barossa so special
and mapped streetscapes and townships to appreciate the
local idiom, style of homes, materials and colour
palettes and landscaping.
A range of
architect-designed homes was created to incorporate
traditional and contemporary styles.
“Harmony and synergy are
achieved through design features like wide eaves,
elevated roof pitches, colour palettes and natural
materials like stone and timber,” he said.
In a new style of
development, Hickinbotham has masterplanned the whole
community from house designs and streetscapes to fencing
and landscaping.
The estate features public
artwork and a reserve that links to the Linear Park and
Barossa Bush Gardens.
As a mark of respect to the
world famous wine region vineyards will be interspersed
within the landscaped reserves.
Only 18 allotments have been
released in the first stage with block sizes ranging
from 495 sq m to 835 sq m. House and land package prices

The Hickinbotham family has
a long history with the wine industry and the Barossa.
In 1932 Alan Robb Hickinbotham established the
world-renowned oenology wine course at Roseworthy and
the family also exports wine from their vineyards.
